What is a farm in real estate?

A real estate farm is a defined geographic area where an agent consistently markets their services and builds expert presence. Agents who farm a neighbourhood over time develop a track record that gives them a conversion advantage over generalist competitors.

What is a neighbourhood, and why does farmPogo define farms this way?

A farmPogo neighbourhood is a small, precisely drawn patch of a city, usually 400 to 700 properties. That size is deliberate: small enough to truly know street by street, big enough to build a business in, and far more accurate than a postal code or a loose neighbourhood name. Each neighbourhood has two seats. Lease one and share it with at most one other agent, or take the exclusive lock and keep it entirely to yourself.

I've farmed this neighbourhood for ten years. What does this tell me that I don't know?

Your relationships tell you who you know. The scores tell you which doors are statistically likely to move, ranked, including the ones you have never had a reason to call on. The signals layer surfaces what visibility alone can't: a permit filed, a FSBO ad posted, a planning application on the next street, a score that jumped this week. The reports give you something to put on a kitchen table with your name on it. What it will not do is know a family's private plans, and it will not replace ten years of being the agent people already trust. You have the hardest part. This ranks the rest.

Are any neighbourhoods free?

Yes. Quieter neighbourhoods are free to farm, with the same scoring, the same daily signals and the same reports as a paid one. Fewer sales means less for us to charge for, so we don't. The line is fewer than ten expected sales over the next three years. No card required, no seat limit, no exclusive lock, in every market we're live in. Check the map before you assume yours costs anything. If a free neighbourhood heats up and crosses that threshold, it moves to paid pricing.

How do the seller leads work? Do I pay per lead?

Arriving September 2026, and completely free: included with every neighbourhood you lease, with no per-lead fee and no bidding. We run highly localized lead generation across multiple channels on your behalf, and when a seller in a neighbourhood you lease raises their hand, that lead goes only to the agents who hold that neighbourhood. Hold the exclusive lock and it comes to you alone. Never resold, ever. To be straight with you: this is prospecting we run in the background for you, not a guaranteed number of leads per month.

Can I change my farm after I sign up?

You lease specific neighbourhoods by the quarter. You can add neighbourhoods anytime, subject to seat availability — the other seat may already be taken. Changing or releasing a neighbourhood takes effect at your next renewal, not immediately.

Where does farmPogo's data come from?

Real data collected over 20+ years: registered sales, property assessments, building permits, planning applications, census profiles, FSBO listings, and various other social signals that we gather, refreshed for each market we serve. No scraped listings, no borrowed averages, no rehashed MLS or CREA fact sheets. Everything behind your farm is real, local and verifiable.

Does this use MLS data?

No. Not in any form. The scores are built on public records: provincial and municipal assessment open data, registered deed transfers, building permits, planning applications, and publicly posted for-sale-by-owner ads. That is deliberate. It keeps farmPogo outside MLS and CREA licensing and board data-use rules, which means whether you can use it does not depend on what your board's data policy allows.

Do you contact homeowners?

No, never. We do not call, email, text, or mail anyone in your neighbourhood, and there is no automated outreach of any kind. We give you the rankings, the signals and the reports. Every piece of contact with a homeowner is yours, under your own name, licence and brokerage.

Is this compliant with PIPEDA?

Here is plainly what the product does and does not do, so you can judge it. It uses public records only. A score is a function of the house and where it sits: property attributes, the sales history of the area, permits, planning applications. No input is keyed to a person. We collect and use no names, no phone numbers, no email addresses and no other personal information about the people who live in a home, and we infer nothing about any identified individual. We are a software company, not your lawyer, so we won't hand you a legal guarantee. What we will do is tell you exactly what is in the data.

Will my brokerage have a problem with this?

Brokers usually ask three things. Where does the data come from: public records only, no scraped listings. Does it touch MLS rules: no, there is no MLS or CREA data in the product. Does it contact homeowners: no, all outreach is yours under your own licence and your brokerage's rules. We wrote a one-page summary you can forward to your broker.
