farmPogo: a summary for your brokerage

What farmPogo is

farmPogo is a software subscription for licensed real estate agents. An agent leases a neighbourhood, and for the homes in it we publish a statistical score for how likely each one is to sell, daily alerts when something in the area changes, and agent-branded neighbourhood reports the agent can print or send. It is live in Halifax, Moncton, Saint John, and Winnipeg.

Where the data comes from

Public records only. Five categories:

  • Provincial and municipal property assessment open data.
  • Registered deed transfers.
  • Municipal building permits.
  • Municipal and provincial planning applications.
  • Publicly posted for-sale-by-owner advertisements.

What it does not do

  • No MLS or CREA data, in any form. Nothing in the scores, the signals or the reports is derived from a listing feed. This keeps the product outside MLS and CREA licensing and board data-use rules, so an agent's use of it does not depend on their board's data policy.
  • No contact with homeowners. farmPogo does not call, email, text or mail anyone in a neighbourhood.
  • No automated outreach of any kind, on the agent's behalf or our own.
  • No personal information about individuals is collected or used. No names, no phone numbers, no email addresses, no occupant records.

Privacy posture

A farmPogo score is a function of a house and its location: the property's own recorded attributes, the sale history of the area around it, and permits and planning applications on public file. No input to the score is keyed to a person, and nothing is inferred about any identified individual. A high score means homes like this one, in an area like this one, have historically sold sooner than most. It is a statistical estimate about a property, not a statement about the people who live in it. We are not a law firm and this is not legal advice; it is a plain description of what is in the data.

Outreach and marketing materials

Reports and letters generated by farmPogo carry the agent's own branding and are distributed by the agent, under their own licence and their brokerage's rules. farmPogo sends nothing to consumers. The agent remains responsible for their prospecting and for confirming that any material they use meets brokerage, regulator and anti-spam requirements.

Who builds it

farmPogo is an independent software company. It is not a brokerage, and it is not affiliated with or endorsed by any brokerage, board, association or regulator.
